Looking at local sales data by municipality provides a much more useful picture of the Carbon County housing market than relying on a single countywide average.
As of August 4, 2026, year-to-date residential sale prices vary significantly across Carbon County. Average sale prices range from $182,075 in Summit Hill to $469,376 in South Kidder Township among the municipalities included in this report.
The data also shows why real estate is highly local. Some Carbon County communities have experienced higher average sale prices in 2026 compared with 2025, while others have declined.

How Do 2026 Carbon County Home Prices Compare With 2025?
Several Carbon County municipalities included in this report have a higher average residential sale price in 2026 than in 2025.
Jim Thorpe Borough increased from $257,170 in 2025 to $282,174 in 2026. South Kidder Township increased from $414,186 to $469,376. Lehighton Borough increased from $216,389 to $222,579. Lower Towamensing Township increased from $217,624 to $292,100. Nesquehoning increased from $179,058 to $185,513. Penn Forest Township increased from $346,250 to $368,868, while Summit Hill increased from $170,128 to $182,075.
Other municipalities have recorded lower year-to-date averages. East Penn Township declined from $286,485 in 2025 to $267,838 in 2026. Franklin Township declined from $358,174 to $301,575. Mahoning Township declined from $344,879 to $336,427. Palmerton Borough declined from $239,945 to $228,937, and Towamensing Township declined from $385,316 to $377,279.
These figures should not automatically be interpreted as individual home values rising or falling by the same amount. Average sale prices can change because of the size, condition, location and type of properties that happened to sell during a particular period. This is especially important in municipalities with relatively few sales.

What Is Happening With Home Values in Carbon County, PA?
The longer-term data shows substantial increases in average residential sale prices in many Carbon County communities since 2020.
For example, the average sale price in Lehighton Borough was $113,336 in 2020 and is $222,579 year-to-date in 2026. In Jim Thorpe, the average increased from $172,587 in 2020 to $282,174 in 2026. Penn Forest Township increased from $187,200 to $368,868 over the same period.
But countywide trends do not determine what a particular house is worth.
