CONGRATS! YOU'RE UNDER CONTRACT! (Sellers) Here's what happens next:

Selling a Home? What Happens After You’re Under Agreement?
Once your home is under agreement, there are still several important steps between an accepted offer and settlement. Castle Gate Realty helps sellers stay ahead of inspections, contract deadlines, buyer requests, pre-settlement walk-throughs, title company requirements, and the final closing.
What Sellers Can Expect After Accepting an Offer
Prepare for buyer inspections. If inspections are part of your Agreement of Sale, keep all utilities on and make sure important areas such as the electrical panel, furnace, attic, crawlspace, and other systems are accessible. If the buyer is having a septic inspection, locate and uncover the septic lids before the appointment.
Buyer inspections and negotiations. Buyers must respond to inspections by the deadline listed in the Agreement of Sale. Sellers have a right to the inspection reports the buyer receives. If the buyer requests repairs, credits, or other changes, your Castle Gate Realty agent will help you understand the request and negotiate your response.
Maintain the property until settlement. Continue normal maintenance and keep the home in substantially the same condition as when the Agreement of Sale was signed. Fixtures and other items included in the sale should remain with the property.
Prepare for settlement. Complete requested seller and title company paperwork, make moving arrangements, and notify utility companies of your move-out date. We generally recommend scheduling utility shutoffs for the day after settlement, rather than settlement day.
Pre-settlement walk-throughs. The Pennsylvania Agreement of Sale allows buyers two pre-settlement walk-through inspections. One may be used a few days before settlement to verify completed repairs, with the final walk-through typically taking place shortly before settlement to confirm the property’s condition and included items.
Settlement day. Bring your photo identification and make sure all required keys, garage door openers, remotes, and other items included in the sale are ready to transfer to the buyer.
